Viewing a property with Matthew James

When you book a viewing with Matthew James Letting Agents Coventry, where possible an adviser will meet you at the property. When booking an appointment in advance please call on the morning of the appointment to confirm your attendance. At the viewing Matthew James’ adviser will take you round the property and answer any questions you may have. There is no charge for the property viewing.

Reserving a property

Once you have viewed a property and wish to apply to rent it you will need to fill out an application form. You can obtain an application form from our adviser at the viewing or alternatively it can be downloaded from our website. You will need to pay fees to secure the property whilst your application is confirmed by the landlord. Matthew James Letting Agents Fees are; Referencing fees – £150 per adult, Tenancy Administration fee – £100 per property. If you are applying on behalf of a company the fees are;  Referencing £250 + VAT and £150 + VAT Administration fee. Please be advised that these fees are non refundable.

Applying to rent a property

The application form requests information regarding a tenants financial status. You will be asked to backup the information you provide by supplying copies of your bank statements, payslips and proof of ID. On the application form there is a section where you can make any requests or questions. This forms part of the negotiation period with the landlord and you will be updated as to what has been confirmed by the landlord and what hasn’t. This negotiation will take place before the referencing process starts. Once references are complete and all paperwork has been received an appointment will be made to sign the tenancy agreement and pay remaining funds such as rent up front and deposit.
